Seller Certified Inspecton
Advantages of having your home inspected before it goes on the market.
* Seller certified inspected homes sell faster than non inspected homes.
* The seller can schedule the inspection at their convenience and may assist with the inspection if they so desire.
* The inspection may alert the seller of areas of immediate concern (such as radon gas, termite infestation, or carbon monoxide) which should be addressed before agents and visitors tour the home.
* The report can help the seller realistically raise or lower the asking price for the home.
* The inspection will alert the seller to problems before a pending sale, giving the seller time to make repairs and help the home show better.
* The report offers a third-party, unbiased inspection to offer potential buyers.
* The inspection is $100 off normal rate and offers a tax write-off opportunity for the seller. If requested or required, a follow up inspection will also be conducted at a discounted rate to the buyer.

- $320.00 to $445.00 fixed fee - flat rate Price is dependent on size and age of the home.

Home Inspection Services
- $320.00 to $345.00 for less than 2,000 sf house - $345.00 to $470.00 for 2,000-4,000 sf house - $495.00 to $520.00 for +4,000 sf house - $345.00 for 2,000 sf house (most typical) Price is decent on the size of the home.

Home Maintenance Contracts
- $320.00 fixed fee per year Maintenance contracts are $40. You get 20% off the current price for 5 inspections.

Home Warranty Programs
- $750.00 to $1,500.00 per year (for new house) - $750.00 to $1,500.00 per year (for pre-existing house) Warranties provided through American Home Shield.

Pool - Inspection
- $75.00 to $175.00 for inspection and report (standard size residential pool) Price greatly depends on the type and size of the pool.

Roof - Inspection
- $60.00 to $120.00 per visit (two story home with typical roofline) Just a roof inspection (included in a home inspection) varies in price do to size of roof and roof covering material.

Structural Inspections - Residential or Commercial
- $160.00 to $240.00 fixed fee - flat rate Basic structural inspection (visible portion only) of foundation, floors, walls, and attic are 1/2 the normal home inspection rate.
