All Inspectors are not equal. Don't make the mistake of hiring based on the fee. Sometimes you get what you paid for. Base your decision to hire on the inspector's credentials, education and experience. Michigan does not license, test or certify inspectors. The inspection is only as go as the inspector providing it. Review their websites.

It's the Inspector's job to give you the information on the properties conditions, so you can make an informed decision. We, as inspectors don't know the buyers resources, if some concerns were apparent. Maybe the brother is a builder. In most case's, yes we would.

Commercial Real Estate Inspection Services
- $650.00 to $3,500.00 fixed fee - flat rate
A number of factors are considered. Basic condition (run-down), size, two-more stories, flat roof, garage, use, occuppied, utilities on, secured, accessible, need for special equipment for inspection, etc.

Home Inspection Services
- $275.00 to $345.00 for less than 2,000 sf house
- $395.00 to $625.00 for 2,000-4,000 sf house
- $625.00 to $850.00 for +4,000 sf house
- $345.00 to $395.00 for 2,000 sf house (most typical)
Based on general condition; occupied, accessible, security, type of building 2-3 story, vacant, utilities, location, etc.

Inspection - Waterproofing
- $195.00 to $375.00 for standard inspection
Size and accessiblity.

Roof - Inspection
- $225.00 to $375.00 per visit (two story home with typical roofline)
House-building, peaked-flat, height, etc. Depends on the difficulty and special equipment (ladders)
