How We Charge For Our Services

Air Quality Consultants
- $149.00 to $299.00 per square foot My testing equipment covers 1200 sqft before requiring additional cassettes (testing media for air samples.) This requires not only more time, but also extra costs for material and lab fees for larger homes. I have a base price for up to 1200sqft and then $75 more for each additional 1200sqft up to 3600 sqft. Above 3600 sqft the home design changes and additional testing and materials could be needed.

Asbestos - Inspection and Testing
- $199.00 fixed fee for residential inspection I charge a flat rate of $199 for an asbestos inspection and then the required lab fees which will vary, depending on the type of sampling method. Also rush results cost more as labs charge extra.

Commercial Real Estate Inspection Services
- $125.00 to $250.00 per hour I charge an hourly rate of $125/ hour for commercial property inspections. That rate becomes $250/ hour when I must use an independent consultant or secondary inspector.

Home Inspection Services
- $199.00 to $299.00 for less than 2,000 sf house - $349.00 to $599.00 for 2,000-4,000 sf house - $599.00 to $899.00 for +4,000 sf house - $349.00 to $399.00 for 2,000 sf house (most typical) My average home inspection fee is $349. I do charge additional for homes over 50 years old and additional dwellings on the property. Also, ancillary testing such as mold or radon is extra.

Mold - Remediation & Removal
- $40.00 to $50.00 per hour (plus materials) The cost for mold mediation varies depending on the specific project. The average cost is between $40-$50 per man hour plus material.

Mold - Testing or Inspection
- $229.00 to $299.00 fixed fee for residential mold inspection (includes 2-3 samples for lab testing) My fixed rate averages about $229 for a typical mold inspection and includes 2 air samples. Additional sample cost $39 each (swab, tape or cassette) and may have extra fees if demolition or other techniques must be used to retrieve the samples.

Pool - Inspection
- $50.00 to $150.00 for inspection and report (standard size residential pool) I charge a flat rate of $50 for a pool inspection performed as part of a home inspection or $150 for a standalone inspection.

Radon Gas - Mitigation & Containment
- $999.00 to $2,500.00 for typical residential system (fan-based) The cost of Radon gas mitigation depends on the type of system and the size of the home as this will dictate the cost of the equipment needed. The average Radon gas mitigation system runs between $999- $2500

Radon Gas - Testing or Inspection
- $149.00 to $179.00 fixed fee for radon test (typical four bedroom home) I charge a flat rate of $149 for Radon gas testing when part of a home inspection or $179 as a standalone service.

Roof - Inspection
- $125.00 to $150.00 per visit (two story home with typical roofline) I charge an average of $125-$150 for a roof inspection depending on the size of the home, the pitch of the roof, and the distance to the inspection.

Structural Inspections - Residential or Commercial
- $125.00 to $150.00 fixed fee - flat rate I charge an average of $125-$150 for a residential structural inspection depending on the size of the home and the distance. Commercial inspections are $125 per hour.

Toxic Lead - Testing or Inspection
- $125.00 to $199.00 fixed fee for on-site sampling and lab testing (up to 5 samples) My fee is $125 for as an add on service to any inspection or $199 as a standalone service. This includes up to 8 samples. Additional samples are $10 each.
