In early July, Dustin was contacted by a former colleague regarding a roofing project. This colleague had previously engaged our services for a roofing job on one of his properties. At the time of the inquiry, he was in the process of selling his home, with the sale contingent upon the replacement of the roof, an endeavor that had already received approval from the insurance company. The timeline was pressing, as their closing date was just fourteen days away from the initial contact.
On that Wednesday, we began preparing for the project, and it was possible to commence work the following Monday. The scope of the project entailed a 75-square-foot two-layer tear-off roofing job in the height of summer. Dustin had presumed that the insurance check had already been received, but upon further investigation, it was discovered that the material required had to be sourced manually. Unfortunately, a delivery issue arose when a truck broke down, necessitating a 45-minute drive to retrieve the supplies personally.
To facilitate this, he rented a 24-foot U-Haul to transport the shingles. However, upon arrival at the rental location, he was informed that only the smallest box truck available was provided. Despite this challenge, he made the decision to load the entire 75-square-foot supply into the smaller truck, which had a weight capacity of only 4,000 pounds. Remarkably, he traveled an hour to the job site without incident, where the crew had already begun the tear-off process.
The closing was scheduled for the following Monday, and we completed the roofing work the Friday before. However, we subsequently learned that the insurance check had not yet been received from the carrier. Complications arose when the mortgage company’s name was requested to be added to the check, to which we were initially informed they would not be doing so. Subsequently, the check arrived after the closing, only to also contain the mortgage company’s name.

Asphalt Shingle Roof - Installation
- $375.00 to $550.00 per 100 sq.ft. (standard quality, tear off existing roof) - $300.00 to $425.00 per 100 sq.ft. (standard quality, overlay existing roof) My introduction to the roofing industry occurred in the early 1990s, guided by my father's expertise in the field. I became determined to establish a median pricing strategy. I discovered that in our region, a price of approximately $350 per square for a tear-off was consistently an acceptable selling point, while a reroof project was typically priced around $275 per square. Additionally, I noted that some clients were willing to pay around $425 per square for a tear-off and $325 for a reroof. It is important to clarify that these figures pertain exclusively to residential work, as insurance-related jobs in our area generally ranged from $475 to $650 per square.
