What advice would you give to a customer looking to hire a company like yours?
|

A:
|
I would suggest asking for a detailed, itemized, list of specifications that will be included in quoted price. Additionally, ask that all job-specific items NOT included in quoted price be clearly spelled out. And finally: NEVER accept an 'estimate' or so-called 'quote' for a new home or addition based on a 'dollars per square foot' price. It is never accurate - and always favors the Builder.

How long will it take? That is certainly the question most often asked on my first visit to their home or place of business. Even more often than "How much will it cost?" I always respond..."when I have completed the details and specifications of the proposal, the projected time for completion will be noted in Proposal. Off the cuff answers like 'maybe a month or two' are rarely accurate and only serve to frustrate the customer. Better to say that their project will be completed in a professional and timely manner of approximately __ weeks, and no other projects will be accepted or scheduled until their project is completed.

Constructed an 18' X 42' Room Addition adjacent to a modular home in lake County, Fl. My addition was Hurricane-rated for 140 mph winds - even though (modular) residence was not rated for high winds above 90 mph. This was achieved by my design that involved constructing the new addition completely free-standing from residence, and structurally detached from any part of the modular home structure. Aesthetically covering a designed separation gap of 1/2" between the new addition and the existing modular home. My clients were very grateful for the solution - as it provided them with a safe location to go to (my new addition) in the event of fast-approaching storm.

Although a small company by most standards - taking on only 1-2 building contracts at a time - in order to devote the time necessary to complete each project on time and with proper supervision - we can gear up for larger projects should the need arise. We 'New Homes On Your Lot', small commercial projects, and residential or commercial additions.

How We Charge For Our Services

Addition to House - Build
- $110.00 to $120.00 per square foot for premium grade construction
- $85.00 to $90.00 per square foot for standard grade construction
Having entered SF prices in the box, I will have to say that square footage pricing is the about the most unreliable way to price out a house or business structure that you can come up with. It is not accurate under most circumstances - since building projects by their nature encounter homeowner changes to scope of work or materials or upgrades or local building code requirements or site conditions - make any advance prediction of the total cost of any construction project based on square footage totally unreliable. Unit-pricing is still the only accurate way to calculate a project.
